We had a nice house, but she had neccesary little things fixed, and cleaned up and was very excited about it the property. We listed around thanksgiving - so holidays slowed things down, and the interest rates were also becoming a factor. But she didn't chase people, just waited for an offer and then did some very good negotiation so that we ended up better than the listing price, even with just one offer.
